Likes and Dislikes

Likes:
  • "I like that it's close to old town and that most of the houses down here are unique and don't follow the cookie cutter trend.   • "I hate the low income housing they built by us, they haven't been a problem for us though. It's a bitch to get to the newer part of Folsom because east bidwell and riley are still clogged up with traffic despite the building of the bridge. The plumbing is freaking archaic too, but that's probably more of a house to house problem. Any parking we have gets taken during the markets down on sutter st, and you likely will find someone passed out on your lawn after Folsom Live. Also, freeway access sucks since it's on the other side of town, it can take 20 minutes to even get to the on ramp during rush hour."- Stephen Winter

Potential Buyer and Seller

The Seller: The seller in area like this would most likely be older because the people that live in these houses rarely move. The probably raised there family in the house and it most likely has the scars to show it. most of the houses in this area do not have front lawns so there might be some over grown brush. They cant keep up with the house work and they will probably have to get rid of there dog too. They plan on moving into an old folks home or with there kids to kelp them out. Plus it was hard to pay all the bills with only retirement from one spouse.

The Buyer: A younger family, around early 30s, with a child on the way. They are looking for a small house close to his new job at city hall. They like the fact that there isn't much yard work do cause the lots are smaller. They have always wanted pets but didn't think they would want one with a new born the way. This young couple has heard a lot about what Old town has to offer and they have falling in love with the community. The view from there, potential, front yard was worth all the money in the world and they loved the fact that every day was a history lesson. They were even encouraged by the resources around to pick up new hobbies.

There is only three churches in the neighborhood of old Folsom, which is a lot to chose from. There are many different places to worship in Folsom that aren't far from Old town either. Commerical Development

The commercial development of sutter street in the last year has been great. They upgraded all the streets and sidewalks and many merchants have redone the look of their shops. Sutter street has a great choice of places to go and visit, plus most of these shops have been there for 20 years.

The trends of the market here is restaurants and I have to say that they are all pretty good and you wouldn’t go home unhappy. The parking down there does get a little tricky cause the streets are smaller and there's just not much parking on the weekends after four usually. But thanks to the new parking structure it has expanded its capacity for cars.

Market

You want to live in a part of history? This house was built in 1910 and some date back even to 1890. The houses have a bungalow style theme to them since they are tucked away like this. You will have all the privacy you will ever need. Most of the houses are like this. The average price per square foot is around from $140-150. It varys from house to house. Also the average household income for these house is about 100k a year. There is twelve houses in the area for sale. These houses are all rich with history and are on prime parcels of land. plus the views are killer.

Top Seller

Keller Williams is selling the most houses out of this area, but there are many other independent sellers. On Zilliow there are many listings of people that have their house on there with the ‘make me move’.  From what I could tell about Keller Williams is that the have a really good history. I gave them a call to find out more information on the house in this area and i was more than pleased with the response and the help i got. I asked if they deal with home downs here often and she, Gayle Tanner, said that they do but right now the market is slow. Just like the rest of the market Old Folsom is affected to. But that's not always a bad thing 'cause the prices now aren't going to be this low again in the future. So it could be a nice investment now which you would really benefit from later. They have had success in this housing market because they have been persistent and loyal to whom they have come in contact with.

Folsom is great place to be, especially if your living in Old Folsom. its in a great location and everything you would want to do or need is only a mile away. Its Surrounded by National parks,  and is down the street from city hall, Folsom library(brand new) and the zoo. Also the rodeo that’s held every year, is also within a mile of Old Folsom. In the link of above you will see the 33 mile bike path along the American river. It connects to down town Sac. The nearest sports facility is a little over two miles but there is parks surrounding the whole area so there is plenty of room to get exercise.
 
There is a lot of positives to living in this area. All of the houses have their own story to them an every piece of land has history behind it. little to people know that the first dam in Folsom is located right behind the housing development and its not really recognized. Also the Folsom Powerhouse State Historic Park is a minute walk from all the houses. The Folsom Powerhouse is one of the oldest hydroelectric facilities in the world. Facilities include lake access (via a trail), picnic facilities, a museum, a gift shop, and small parking areas. Plus the redevelopment agency allocated $10 million for revitalization of Sutter Street, $14 million for a multi-story parking structure in the Historical Railroad Block, and $10 million for a public plaza in the Historical Railroad Block. The negatives to this area would be that since the houses have some age to them they might need some work.
